Contract Laundry Management

As Facility Managers we assume the management responsibility for operating the laundry. As such, we assign one of our employees to serve as the full-time Manager of the laundry.  Our Manager must meet with the approval of our clients and, upon his/her acceptance assume responsibility for the day-to-day management of the financial and operational aspects of the laundry.

Laundry and Valet Employees

All current laundry and valet department employees remain on our client’s payroll. We train, manage and direct all the laundry employees in accordance with our client’s policies and procedures

Support Team

Guided by our corporate support management team, our Manager will implement systems and operating procedures that have been proven successful at the company’s laundry operations. In the performance of his/her management responsibilities, our Manager will have full access to the resources of the ATS Team, who have backgrounds in industrial engineering, mechanical engineering, business administration and/or laundry management.

Fee for Services

Under a Contract Management Agreement, our clients shall:

Management Fee

Pay ATS an annual management fee to assume full responsibility for the day-to-day operation of the laundry. This amount will cover the cost of our providing technical, engineering and management personnel to support its Manager and the laundry.

Manager’s Pass-Through Expenses

Reimburse ATS for the payroll and related expense of the Manager.

Operating Cost Guarantee

ATS guarantees that the total laundry operating costs shall not exceed an agreed, established amount; including the ATS management fee and Manager’s pass-through expenses.

Typical Operational Plan

ATS brings to the our clients the benefits of our wide experience in the operation and management of laundry facilities encompassing overall strategic planning in the various aspects of production, laundry and linen controls, and level of services so that the most cost-efficient results and highest performance levels are achieved. ATS directs its management activities to all areas of the operation to include without limitation:

Supervision

Our leaders work directly with all members of the laundry management team so they will obtain the best results in the performance of their duties and grow in value. The responsibilities and goals of each member of the team will be defined, developed and reviewed on a regular basis.

Our efforts will include indoctrination and familiarization with wash formulae, equipment operation and capacities, linen classifications, workflow and scheduling strategies, productivity, employee training, production standards, linen distribution, preventive maintenance, employee morale, quality control, inventory maintenance, etc. Each will receive individual and team on-the job training by persons experienced and knowledgeable in all facets of institutional laundry operations, as well as reference documents, detailed follow-up memoranda, sample forms, electronic spreadsheets and other such materials.

ATS assigns a Regional Manager to oversee our Management Development Program. He/she will be accountable and report directly to our client’s senior executives regarding our progress. Our Manager will have a dual reporting responsibility to both the appointed client senior executives and our Regional Manager.

Laundry Equipment, Utilization & Maintenance

Develop a plan for maximum utilization of equipment compatible with the existing laundry volume, current space allocations, workflow and practical production schedules. Based on our experience with the existing equipment and systems, we will advise on practical methods to achieve optimum production, trouble-free functioning, and proper maintenance.

Information Management System

Install systems to:

  • Collect and report on information relative to usage.
  • Establish and continuously adjust par levels and delivery quotas.
  • Interface with production planning, delivery quota and weight management systems.
  • Regulate circulating inventory levels.
  • Project new purchasing and warehousing requirements.

Staffing

Implement systems and procedures aimed at increasing operator productivity to its highest practical level. Provide training to improve handling techniques and efficiency, simplify the work effort, increase productivity and cultivate a cooperative spirit among the workers.

Operating Methods & Procedures

Revise and improve work methods in all aspects of the operation to achieve the highest-level, lowest-cost performance in every sub-department.

Production Standards

Work with supervisors to assure that production standards for each task and machine are regularly achieved. Establish procedures to optimize employee performance.

Develop a weekly and daily production scheduling system tied to customer occupancies. Train supervisors to gauge productivity, throughput and scheduling as a means of regularly achieving daily production quotas.

Production Management Information Systems

Install a management information system to assure that record keeping and the associated methods for measurement of operator output, hours worked and productivity in all departments are properly maintained, interpreted and utilized.

Quality Assurance

 ATS understands that our business partners place a high value on quality and service. We will thoroughly review existing quality and service program and introduce a formalized quality assurance program to track performance in the areas of service and quality. Our program is designed to solicit, and measure quality feedback as rated by customers of the laundry and monitor service performance using tangible measures.

Linen and Uniform Systems

Review and recommend improvements to standards of usage, par requirements and usage policies. Develop a linen and uniform information management program to monitor usage as a means of continually revising par levels, to pinpoint specific areas of excess and for proper allocation of Laundry costs to the various hotel users. Periodically review the utilization comparisons and comment on possible areas for reduced consumption or loss.

Audit and Review

At periodic intervals, audit and review the entire laundry operation with emphasis on costs and budgetary control. Issue a summary report on the existing situation with comparisons to established budgets, goals and other objectives.

Safety Management

We place a significant focus on the security and safety of our client’s and the ATS staff, customers and the environment. We will develop and implement our aggressive safety management program.

Asset Protection

Our programs of preventative maintenance, coupled with our strong on-site and corporate support, will maximize the life of the laundry’s assets. We will be excellent stewards of our client’s building and equipment.

Energy Management

We will conduct a thorough energy audit for the laundry facility, which typically finds opportunities to reduce the overall cost of energy in the laundry.

Our initiatives to reduce energy costs will not end at an initial study. On a periodic basis, we will conduct full energy audits to assess the progress of our initiatives, measure compliance, and explore new opportunities.
